Deck & Balcony Washing

A covered balcony running along the side of the house, painted white, with years of accumulated grime, mildew and dark organic staining worked into the board seams. Sitting under an overhang with limited direct sun, it stayed damp long enough that the buildup went well past anything sweeping or rinsing would touch. The railing and the underside of the eaves had the same problem.
How we approached it
Painted wood is where pressure does the most damage: it furs the board face, splinters the grain and lifts paint unevenly, leaving a repaint nobody budgeted for. This was cleaned at low pressure with a detergent suited to painted wood, worked with the grain, with extra dwell time on the seams where the staining had set in. Railing, posts and eave underside were done in the same pass.
The result
An even, bright finish across the full run, with the seam staining gone rather than lightened, and the existing paint intact. Shaded decks like this generally run on an annual cycle — the same lack of sun that makes it a pleasant place to sit is what lets mildew re-establish.
