The problem
Moss and algae hold moisture against your roofing material. That accelerates wear, and moss in particular works its way under shingle edges and lifts them. A roof is one of the most expensive things on a house to replace, and the growth sitting on it right now is actively shortening its life.
Why pressure washing is the wrong tool here
Asphalt shingles are coated with protective granules that shield the material underneath from UV. High pressure strips those granules, which shortens the roof's life instead of extending it — and it's typically what voids a manufacturer's warranty. Tile cracks under direct pressure and careless foot traffic. Neither surface should ever see a pressure wand.
How we clean it
Low-pressure application of a roof-safe cleaning solution that kills growth at the root, an appropriate dwell time, then a gentle rinse. No scrubbing, no blasting. On tile we walk deliberately and only where weight can safely go.
Signs it's time
Dark streaking down the roof plane, visible green in the valleys where two planes meet, moss clumps along shingle edges, or a general dark tint on north-facing sections. On the Peninsula these show up first on shaded roof faces and anywhere under overhanging branches.
Debris matters as much as growth
Leaf litter and needles in valleys and behind chimneys hold water and feed moss. We clear that as part of the job, and we'll tell you if we see anything — lifted flashing, damaged tile, sagging gutter line — that you'd want a roofer to look at.

Does roof cleaning void my shingle warranty?
Non-pressure soft washing is generally what manufacturers require to keep a warranty valid. High-pressure cleaning is usually what voids it. Check your specific manufacturer documentation if you're unsure.
How long does the result last?
A properly soft-washed roof typically stays clean for two to three years, depending on shade and tree cover.
Can you walk on a tile roof safely?
With the right technique and experience, yes — we know where weight can and can't go on the common tile profiles used around the Peninsula.
Will you damage my gutters?
No, and we'd usually recommend cleaning gutters at the same visit, since roof debris ends up there anyway.
